Saudi National ID, Iqama, or passport. Validated against the issuing authority's format rules.
Private Hospitality Facility licence (individuals) or Accommodation Management licence (operators with 8+ units). 8-digit number starting with 50.
Required for business hosts. 10-digit MoC Unified Number starting with 7. Validated against expiry.
Proof of right to operate — either a MoJ title deed (صك) or a REGA Ejar contract permitting sublet.
Required once turnover crosses the ZATCA threshold. We attach your VAT number to every invoice we issue on your behalf.
Saudi IBAN at a mada-network bank. Validated against the IBAN check-digit standard and bank code list.
What this means: We don't issue licences. We don't transmit data to the Ministry on your behalf. We don't act as your tax agent. We verify that what you give us matches what the regulator requires — and we refuse to let a listing go live if it doesn't. Future integrations with Absher, Nafath, MoT eServices, and ZATCA Fatoora are on the roadmap to make this verification real-time, but the stance won't change: you are the licensee, we are the gatekeeper.
A short-term-rental booking platform built in Saudi Arabia, for the Saudi (and broader Gulf) market. We sit between guests and hosts: guests discover and book stays, hosts manage listings and accept payments.
Anyone with a valid MoT licence and a right-to-operate document (title deed or sublet-permitting Ejar contract). Both Saudi nationals and resident foreigners. Business hosts also need a current Commercial Registration.
A property that's ready, furnished, in good condition. Real photos that reflect the space. A valid MoT licence. A mada-supported Saudi IBAN. That's the minimum.
Both, as long as the property is licensed for short-stay use. Mixed-use buildings may need a No Objection Letter from the building owner — we'll ask if needed.
Yes — if your rental agreement explicitly permits subletting (REGA Ejar long-form supports this). Upload the contract during KYC and we verify the clause.
Under 5% of each confirmed booking. No listing fee, no monthly minimum, no exit penalty. Cancelled bookings are refunded in full, including our fee.
Apartments, studios, villas, chalets, istrahas, farms, and camps. The KYC checklist adapts to the type — a farm needs proof of agricultural-licence permission for hospitality use, a camp needs a tourism camping permit.
Guests pay by card or mada at booking. Hala holds the funds until the guest checks in. Confirmed-and-completed bookings from the prior week are batched on Monday and clear to your IBAN within one business day. Long stays can be paid in instalments.
If your documents are in order, most hosts are verified within 24 hours. Anything that needs clarification bounces back to you with a specific reason — we don't sit on applications.
You set the cancellation policy per listing (flexible / moderate / strict / non-refundable). When a guest cancels, the policy is enforced automatically — we issue any refund owed via the original payment method and reverse the platform fee.
Sign-up is free. KYC takes a day. The first booking pays for itself in fees you didn't pay an OTA.
